The townhouse at 190 Dean Street sold in December of last year for $1,400,000, which is not a bad deal considering it’s a big two-family and there’s a beautiful storefront on bottom. We’d noticed a liquor permit notice up for “Arugula NYC” on the storefront window a while ago but there had been no other signs of life at the building. Until last week! On Thursday we passed by and discovered a crew of workmen gutting the place. They said they’re working on the whole building, including the restaurant. According to the DOB permit it will remain a one- to two-family house.GMAP

  1. I thought this building was a 3-family? Maybe the 2-family plus store can be revived; the ground floor would make a great commercial space, much better than residential use.

  2. How can you have a commercial restaurant in an R6 district? The first floor has been seemingly vacant for years, so I don’t think it can be grandfathered in based on prior use.
