A conversion could be in the works for the red-brick factory building at 74 Kent Street in Greenpoint, part of late 19th-century Eberhard Pencil Factory complex. The Landmark Preservation Commission is considering an application to alter the front facade, construct a rear extension and excavate the yard behind the building. The building owner submitted an alteration type 1 application last December to renovate the interior for commercial use, construct 27 apartments, and add a fourth story, but the DOB disapproved it in February. Also in December 2012, he presented plans to Community Board One seeking a variance to convert the property from F4 (factory industrial) to residential apartments with a penthouse, according to NewYorkShitty. And 74 has an interesting sketchy past: the DEA busted a Quaalude drug ring there back in 2010. GMAP
