Window replacement advice

Hi! Looking for some advice on replacing all of the windows on the front of our 3 story brick townhouse. Has anyone ever done a full brick to brick replacement on the ground floor and replacements on the upper floors (tenants floors) and had it look similar? Would it be noticeable? A little background: we’re renovating our living room on the ground floor and the windows and sills/frames are a disaster. I’d love some new black 2 over 2 windows (a good brand…marvins maybe? Suggestions?) and I think a full install is in order with frames as well. I want to get new windows on our upper floor rental units well so the whole front is updated but don’t want to go broke with the upstairs windows. Also who’s the good installers these days? I’ve used ‘windows we are’ in the past and it was a horrible experience with tons of screw ups. How’s bay ridge windows? Thanks all!

I’m with Heights Historic Window and Door in Brooklyn, we carry Loewen and Kolbe products. Loewen manufacturers a very clean, well made standard Douglas Fir product with a Mahogany upgrade. Marvin, Pella, Kolbe, etc are all standard pine, Fir is an upgrade for them. I have sold Marvin for years and I believe Loewen is a superior product. They are a smaller company and do not have the advertising/name that Marvin does, but they have been in business for over 100 years and make a very nice product. We went with Pella Architect series in brick to brick and am very happy with the outcome. Having watched the install I wouldn’t want to do it any other way. Plus I think you would notice it if all floors weren’t done the same way.

Personal view having done sash replacement system in landmark district is don’t assume draughts are entirely from windows. In old houses the window surrounds are basically open spaces straight to the outside brick or capping. Our house has major draughts anywhere even if the bare brick is exposed – even when the baseboard molding is not caulked and from all old window molding – we actually made it worse stripping molding as the paint no longer stopped the draughts. Depends what you are looking for – aesthetics or comfort. Our windows look great but I really wish we’d gone brick to brick and at some point we will.

I will second all of the positive comments re. Bay Ridge. We replaced 17 windows (front and rear), including some that were Marvin Magnums, which were rather expensive. It all depends on size and features. I dont think we will ever get our money back in terms of energy savings, but the convenience of having windows that dont leak, open and close properly and can be cleaned with a tilt (although not the Magnums) is great.

pella is a good alternative to marvin if you’re looking to save money. the pella architect series are great windows from my experience even though the reviews are mixed. i think you’ll notice the difference between the brick to brick and replacements, but most people wouldn’t. brick to brick is the best way to go if there isn’t existing wood trim on the outside that you are looking to keep.

OP here: great info everyone! thank you! any thoughts on if anyone thinks the difference would be noticeable between the 2 lower windows being replaced completely (brick to brick) and the 6 on the 2 upper floors being replacements? any thoughts on marvin vs pella vs jeld wen etc?

I think price can vary quite a bit depending on what type of windows you get, their options, and their size. We did Marvin Ultimate Double Hung Wood Replacement Windows (no cladding) about 2 years ago and paid $1000/window on average, plus $250/window for installation. The smaller windows were around $700-$800 each, and the larger windows (such as the parlor ones) ran as high as $1200\. And that was for pine; a nicer wood will set you back a lot more, I’m sure, and vinyl will be a lot cheaper.

Brick to brick is done for several reasons but the most common one is that there is no other choice. The existing windows and rough opening are too deteriorated to allow proper fastening and/or creating a good seal. A lot of replacement installations are rather poor because they are done into an old and worn rough opening, which is ignored at the time. Another important advantage of brick to brick, other than potentially having a slightly larger window, is having the opportunity to insulate the wall cavity which was used for the counterweights of the old windows as well as any other area that can be reached.

We also installed Marvins and used Bay Ridge Windows. Highly recommend Bay Ridge Windows, they were great, and fair in price. We extensively researched options and love our Marvins.

We had Marvin replacements put in by Bay Ridge Windows and had a great experience. There were some minor hiccups working with the back office, but the installation was perfect. They were professional, showed up exactly on time, finished a day early, and cleaned up after themselves. Wish I could say the same about all our the other vendors and subs. I don’t really understand why people do full brick-to-brick installs. It’s way more expensive for seemingly very little benefit. And if you have historic brick mould on the exterior, then it will cost another small fortune to replicate those, too. Replacements look great and are much cheaper to install. Is there some other major benefit besides gaining that last extra inch of space around the window frame? Also, some advice we received too late: if you have any rotting window sills on the replacement windows, then you should repair them (by filling with epoxy) while your old windows are out but before the new ones are installed.
