Silicone coating over bitumen surface?
Our roof was resurfaced about five years ago with a “white granular surfaced modified bitumen roofing,” and is halfway through a 10-year warranty. Is there any potential benefit to adding a new coating? I’m interested in prolonging the life of the roof and especially interested in the potential to protect from heat in summer months.
Our general contractor recommends Karnak Karna Sil-Ultra 670HS. Not sure if this is a good idea or not Thanks. .

I hope you did some reading behind what i am saying. Those of us who work in this do not know everything and those of us who have managed projects know that to do the correct thing we don’t have to know everything, we just have to know the questions to ask and where to find the answers.

I did not even think of this yesterday but i put that same stuff on my shed in 07. That roof still looks new and i would not see the point of coating it with anything.
If someone told me my shed roof needed a coating of something, i would be doing a lot of reading.
Btw, i put the roof on my shed. I put a roof on a porch in 1982 under the direction of a man who was not a roofer. I maintain the seams and apply coating on my own roof and i have brought crews in on some pretty big roofing jobs and i peppered the lead person on those jobs with all sorts of questions. NONE of this makes me a roofer and in no way would i present myself as such to homeowners. We now have people in this city who have helped out a little on a job someplace and a week later they have a van and are in business and they make stupid mistakes. I am not saying it is wrong to coat your roof, but if someone is telling you this should be done, do your own research.

So i googled your question and it returned a lot of results. It is a common practice from what i saw. I did not read though. Google just what you ask and call the manufacurer.

Be careful. Modifying products carrying warrenties can and will void the warrenty. They will use it as an out.

I am not a roofer. I have hired my fair share of roofers for big projects and repairs and work on my own flat roof.
The granuals on the roof protect the membrane from the sun’s uv rays. Without the granuals, the membrane would deteriorate. If the granuals are still there and not coming off en mass, i can GUESS that your roof is still in good condition.
I doubt anyone on this board can tell you it is safe to add anything to this roof without doing extensive reading or calling the manufacturer of the products – both of the membrane and what your roofer wishes to apply.
Sometimes adding things or too much of something has a counter effect or some unanticipated result.
Also, there are still good roofers in this city and there will always be good roofers around to service commercial buildings whose owners know better than to allow idiots to touch their pricelss property. But roofing is begining to go the way of painting. Older professionals are retiring and the people filling the void are not versed in all of the products and processes and make some very simple mistakes. I could be a “roofer” tomorrow if i did not mind climbing ladders and working in the sun. Unless your “roofer” is from an established firm and has been doing this for twenty years, i would check everything they say.
Be aware that some roofers only maintain, they are not installing a lot of new product and may work in an environment where they do the same thing on the same roofs over and over. Maybe they install and maintain those granular surface ones, maybe they don’t.
If this was my roof, i’d be calling manufacturers. Ask for the product support line. If you don’t know who made your membrane, call two or three of the most common manufacturers and tell them your roof is their product.
