Roof warranties
How common is it to when purchasing a brownstone to be told that the roof has no warranty? Do most roofers installing a new roof provide warranties, or is that something one has to pay extra for? Thanks!

ok,, i have less experience with this in residential but have had to deal with a warranty situation in commercial and the contractor had provided a warranty and the warranty was managed by a third party and kicked in even if the contractor had folded (which they had). any service on these is managed by the warranty company, ie, customer calls them and they call a contractor. obviously these warranties cost money and i would bet that yes, a residential contractor would know where to find one but i would also be pretty sure the cost of it would be added to the bottom line. my guess on residential is, this would be considered unique but let’s see what others say, someone like DIBS would be able to answer this i bet.
outside of what i just said, what resident2 said sounds the norm in residential.

If the roof was replaced by a Roofing Contractor, it is normal to get a warranty of 10 or 20 years depending on if it was just another layer or a complete strip off & new base etc.
Of course the warranty is only good if the company is still in business when you need to exorcise it. And many are not transferable.
