Window/Door Conversion in Brownstone - What Trades Needed?

To do a window/door conversion in a brick/brownstone, who would I have to hire as a tradeperson? I know I would need a mason and someone with carpentry skills, but who else? I had assumed I’d be using a general contractor to get our conversion done but we’re not having a good experience with our GC on the rest of the project and we’re mostly down to this last piece, and (per a separate post) I’m not sure it’s worth it to use the GC who is now demanding more money than the contract calls for, to finish, and not returning phone calls (I got the demand via email). So assuming I play GC for the conversion, who do I have to hire? I have a good carpenter for interiors, but not sure what exteriors are involved.

It doesn’t affect the integrity of the building unless you need to make the opening taller or wider (i.e. move the lintel higher, or replace with a wider lintel).

I thought you needed an architect and/or engineer plus permits to do this, because it affects the structural integrity of the building and is a change in egress?

this is really quite easy once you get into it. now someone just called me last week about one of these and I was not interested in doing it because of the masonry. but you need a decent carpenter who has done some masonry. you don’t need a full blown mason – just someone who can really mix mortar properly. one thing that sometimes troubles me about doing these is, once the old wall is disturbed, I don’t fully trust the integrity of it – maybe not the new stuff, but the nearby old stuff. I am always afraid the old brick will move when the door frame is put to it. for this reason, the last one of these I did, which was a stucco house, we built a wood form and along with some steel, poured concrete which flowed nicely into all of the crevices and tied all the bricks together. it may have been overkill, but it won’t come a part in the customer’s lifetime. Find a carpenter willing to do the masonry or who knows someone who does not mind working with the stuff (I hate it). if the wall is disassembled carefully, the real brick work will be very little and will take no time at all. There is no need for a GC for this although this should be filed as you are changing egress. but who files these? Steve

If the GC that you are working with will no longer be associated with the job, and he holds the permit, you will have to go through all of those permitting steps again with a new licensed contractor. You do have the construction drawings and engineer’s report for the project yourself, correct?
