Rules for Grandathered Shed

I have a fairly large dilapidated shed that we were told was grandfathered when purchased. It is 12 x 19 and has electricity. . When we renovated our rowhouse, we didn’t have enough money to renovate the shed. Now we are ready to upgrade our shed with folding doors, seating and a patio. Does anyone have any recommendations on how to proceed? We had bad luck with our renovation with two expediters. Thanks!

For the record, the shed being on the map doesn’t mean the DOB won’t make you try to bring it to current code if you touch it. We had to do the whole “Sanborn map from 1880” thing to get to keep our wood porch and our shed was clearly listed as a stable on the oldest map we found. The DOB still wanted us to tear it down if we touched it.

Look up on Zillow to see if the shed is there on the map.

Then do what everyone else does. Build another shed completely inside the old walls abutting the old frame. Keep the walls and lose the framing as you go. Add insulation as you go. You lose a couple of inches of RE inside but get peace of mind at a much lower cost.

If you can find an old insurance map that shows the shed on it, this will help if you need to show to DOB the shed is original to the house and not recently constructed.

Agreed with Resident2- do not file this. We filed for renovation of our shed during our Alt1 and the DOB was going to require us to tear down the entire thing and rebuild it to current code even though it was grandfathered. Our shed is 15X17X14 and they wanted us to demo it and rebuilt it to something like 10X10. We removed it from the permits and will do it “on the DL” later.

Treat is as a maintenance issue.
Take down one wall, replace it, then another… etc
So that the whole shed is replaced so long as you do not add square footage or height.
As for adding a patio, so long as you are NOT concreting your whole back yard, in which case you will need to file drainage etc., you can just treat that as landscaping. No need to file it.
