Scope Overview
Seeking a Construction Manager / GC to provide pre-construction estimating, value-engineering, and construction services in partnership with the architect.

Work includes:
• Full gut renovation
• Garden-level & cellar expansion
• Structural upgrades & waterproofing
• Passive House envelope
• Smart-home system coordination
• High-end, renter-grade finishes (triplex + simplex layout)
• Wellness cellar, landscaped garden, & roof terrace

Qualifications
• NYC townhouse renovation experience
• Passive House, Net-Zero, or similar high-performance project experience
• Transparent estimating & scheduling discipline
• Familiar with DOB, LPC, and DHCR coordination
• Collaborative attitude toward architects & consultants within an IPM framework
• Licensed, insured, and willing to operate under open-book cost-plus or GMP with shared-savings model
