Paint for common hallway?
We are considering painting our common hallway i . I’ve heard some say paint it eggshell so it can be cleaned but that is harder to touch up if needed or paint it all flat which you can’t clean but is easy to touch up.
Any thoughts?

The insel x product is called cabinet coat. I have not yet used it. Its new. I just checked the website and it comes in satin and semi gloss. If i were you i would consider this and perhaps call ben moore and ask them if it is ok to “box them” (mix them) for an in between sheen.
Gleasons paint in woodside carries it and they told me about it. They seem to think highly of it.

Inselux is now owned by ben moore and inselux is now making a paint for trim and doors that is supposed to be easy to clean. I have not used it but another salesperson stated that the scuff x and inselux product are the same. I called ben moore and asked if this was true and the tech guy almost laughed. I would look into the inselux. I’ve used their primers and find them to be a superior product. We will be doing cabinets here and are considering it. Not sure what sheens its available in though and you probably dont want semi on walls. Perhaps they make an eggshell or pearl.

Yes I guess that’s what I meant.
I know any type can be touched up, just some would be harder to hide the touch up.

It’s not that any one finish is harder to paint. Problem with matte, flat.. you will see the touch ups if the rest of the wall is dirty, or even slightly discolored.
I usually do eggshell for walls, pearl for bathrooms, trim, doors. Muresco for ceilings.

You are correct about touching ip the flat. But you cannot say rub it with a sponge like say eggshell or semi . Or i suppose pearl which i only used for the first time recently. See what brokelin says.

Is eggshell hard to touch-up? I never found it so. I had my whole place painted in it (Ben Moore), and touched it up in many little places before selling eight years later, and it looked great. No one thought it needed painting. Perhaps it matters what sort of wall you are painting on? I was painting 100+ year old plaster – perhaps touch-ups show more on drywall? I could see that being the case.
Anyway, I like to be able to wipe off a scuff mark or a spill, which I why I painted my place eggshell. Realize that if you can scrub off a scuff mark, the need to use paint for touch ups at all is greatly reduced. Wouldn’t you rather scrub a little than have to paint?
We had my former coop’s common stair and hallways painted in eggshell (my memory says eggshell, though perhaps it was semi-gloss – it was definitely not flat), and we scrubbed off scuff marks from luggage and other things bumping the wall easily – no need for paint touch ups with eggshell. It also still looked great almost eight years later when I moved out.
Semi-gloss works, but looks slightly more ins titutional on walls, which is why I’m pretty sure we went with eggshell in the hallways – it looked good, not shiny – I painted the kitchen and bathroom of my very first apartment in semi-gloss on bad advice that was common decades ago (never again), so I know what that shiny semi-gloss looks like on walls (which were also plaster walls). I don’t think you can go wrong with eggshell.

I would stay away from flat and satin. The flat is a disaster to clean. The only good thing about it is it hides imperfections.

Satin may be the hard one to touch up. i just looked at the ben moore site and they claim that the matte is easy to touch up. I applied it once after it came out and thought it was funny to deal with.

Semi is easy to touch up and easy to clean. It just does not look right on walls. Cheap. In so far as the eggshell, that is the hard one. And matt, i am less sure about that as it came out sort of at the end of any wall painting i did, but i think it is a tricky one.

I think you are correct. In a commercial building i once worked, a high traffic place, they used semi gloss not because it could be cleaned, but because it was easy to touch up, like monthly. Some of the others, matt and eggshell, when you paint them you keep a wet edge and do a wall in one go as if you go over a dry patch, it shows. Go down to flat and i seem to recall being able to touch up. Have you considered pearl? I know, it might be too glossyfor walls but it behaves like semi. I used it in an entry after seeing it on trim in a house in the heights. It looks class on wood.

Oh and this is a common hallway/stair in a small multi-family rental building so will see some traffic.
