Adding an internal staircase

Hi,
Looking for any experience/recommendations and rough cost to put in an additional internal staircase in a townhouse.
Looking to split the upper level into a 1br rental or MIL suite and recover the other half for additional living space for the 1st floor.
Any ballpark/order of magnitude estimates and or gotchas would be much appreciated.

Sounds like it’s not just a stair but some interior renovation as well. You might be able to come in 30-40k for everything if it’s not a lot… The best way to find out is talk to an architect or a few contractors.

I totally understand the difficulties in providing any kind of estimate out of thin air. Was really interested in a “number of 0s” kind of number. Seems like something I can say <$75k all-in as opposed to a number of say... "buy a bigger house"

Re engineer no idea, they would have to see the site. Contact a few, send them photos and ask. There have been plenty of recommendations for engineers on the forum.

Yes ballpark cost of stair including materials and install. Demo, garbage removal, finishing (depending on the material), protection etc. may or may not be included. It’s not easy to estimate costs without knowing the conditions of the site, the exact materials, the size, and scope of work etc.

People come on this forum and ask for estimates and without specifics, it’s going to be rough numbers that can go up or down. Changing the wood from one grade to another can impact costs. Staining vs. painting will affect the cost. If you don’t have a GC to prep the site then that can affect the cost, etc.

Anything can go down based on how much you can compromise. White oak might be $300 more than red oak so if you settle for red, then your cost goes down.

You’re talking just cost of the stair itself (maybe materials and installation)? Any ideas re: ranges on demo/structural? This isn’t part of a gut reno. Understanding how wildly costs can balloon when you start poking holes, but am I guaranteed looking at needing an engineer etc. or is it possible for this to be a less intrusive: cut a hole, add the stairs clean it all up kind of project?

Cheapest custom 2.5k and higher end custom 12-15k and upwards in wood. As always design/materials will impact cost.
