Warning: 579 Jefferson

Just a warning to any buyers out there who may be considering the garden apartment at 579 Jefferson.  We almost went into contract on it a while back and then discovered it had flooded multiple times in the past few years, has issues with insulation, and mold – all of which of course were not disclosed. We backed out and while I don’t believe they’ve fixed any of the issues, the owners have since decided to increase the price from $559 to $589! Apparently mold and flooding are up in value!  
Anyway, if you’re interested in the apartment and these issues don’t deter you,  I’d recommend getting an incredibly thorough engineer inspection.

Just want to share what we learned to save someone else the hassle. Good luck.

You shouldn’t be using hydraulic cement on a lime based rubble foundation.  Not the right fix.

Also very impressive that an apartment that does not flood is now apparently worth $50K more than it was at an already overpriced $559K. I’m sure some fool will pay it but it is ridiculous.

  The water intrusion issue was revealed to us in the  basement apartment of 579 Jefferson Avenue and has been remediated.  The problem was the result of two separate issues.  
The first issue was leakage from the foundation wall at the rear of the building.  This issue has been resolved.    1\.  The cracks in the wall were filled with hydraulic cement 2\.  The entire wall was waterproofed 3\.  Styrofoam insulation was inserted 4\.  The wall was covered with green board.   5\.  Repairs were made to cement and drain in back yard 6\.  Repairs were made to 579 and the adjacent property’s gutter and downspout 
The second issue was a backup in the building’s main sewer line.  This issue was also resolved.  The problem was caused due to wet wipes being flushed down the toilet.  1\.  A sump pump was installed in the basement laundry room   2\.  The sump pump, between the trap and main line  exiting the building, will now divert any potential water flow back up to the line past the clogged trap 3\.  There is also a sump pump in the boiler room in case of any potential boiler malfunction
The aforementioned problems, all common issues in brownstones constructed in the late 1800s, have been addressed in a straight forward and thorough manner.
