Selling by owner?

Hi all, I have been trying to sell my 4-family brownstone in Bed-Stuy for about three months. The broker keeps saying he has these all cash offers and then they seem to fall through. I’m wondering if I should try and sell by owner? Thanks!!

Usually there are time limits on agent agreements so you could just wait it out.

Before you sell it on your own or go through another broker, check your contract. You may be on the hook for his commission if you can’t think of a good reason to fire him. The reason would have to be that he’s not doing his job or did something wrong. Did he produce any proof that he actually got these offers or do you think he’s lying?

Or get a different broker. When we were looking to buy, we met some horrible brokers that seemed pretty incompetent. Some were so off-putting that I think it lowered our interest in certain properties. I liked a broker who seemed to actually know a fair amount about the property (and didn’t seem like it was the first time they were seeing the place despite having an exclusive listing). Going to see a place with the owner (seemingly healthy adults) hanging out in the space, sometimes in a bed in a bedroom you are seeing was also awkward.
