Non MLS properties?

People, I moved to the Bayridge area 2 years ago and have been in the market for a house since then. I’ve been keeping track of MLS religiously but  haven’t come across anything that was reasonably priced. Most homes are overpriced and they have been sitting in the market for months (some over a year)! I don’t understand this market – properties sit with absolutely no price movements!! I even saw an overpriced condo taken off the market and put back within a few days with +10K increase – this was after it didn’t sell for 7 or 8 months!! What am I missing here? Also, zillow shows ‘recently sold’ houses and much to my surprise, many of those home never showed up in MLS! I never even had a chance to look at those! Hard to believe they are all FSBOs. Is there another channel (other than MLS and fsbo.com) that I’m not following ? Locals, please throw some light/advice.

I’ve lived in Bay Ridge for 6 years now. We bought our home through a real estate agent so it was a little different. I honestly don’t have any advice.  However,  I think properties don’t move because many people here own their homes with no mortgage, because they’ve been here for years. Now they are older, want to sell, but don’t have to, so they wait until they get their asking price .  That is just my opinion. I do know someone who put their limestone on the market here for 1M. I think it is overpriced but she says just wants to see if she can get it. If she does great, if not they’ll stay.  We actually bought our home from a couple who had to sell to move back home.  So they were eager to do so. Have you tried asking the website www.bayridgetalk.com?  Maybe someone there can give you some advice. Good Luck.
