How can I go about buying a roof to install a prefab

I am interested in buying roof rights (is that even what it’s called?) so that I can install a prefab unit. It seems like its possible http://inhabitat.com/nyc/new-york-citys-hidden-rooftop-houses/ Does anyone have any experience with this type of project or know where I might be able to get more information)?

Try this one: http://bit.ly/wTuv1A   It’s an interesting group of photos.  I’m familiar with a few of them from seeing them around town.  In general, I’d say that each case has its own unique set of circumstances.  You’d have to look at each building individually.     I think you’re talking about adding a completely new floor, and dwelling unit, to an existing building, as opposed to just enlarging an existing apartment by adding additional area onto the roof.  If that’s the case, then you need to look for is a building that is not maxed out in zoning floor area or height, and is structurally capable of supporting the construction.  Beyond that, you’ll need to find one that will allow you to do this.  It could be a tough sell, especially if the building is a co-op as it will require you to modify the offering plan with the attorney general’s office.     Co-op or not, you’d also have to modify the C of O.  To do that, you’d need to demonstrate to the DOB that the entire building meets the building code.  Depending upon the buildig, this could open up a whole can of worms.   Most likely, it will be tough to find a building that meets the criteria, but if this is something you’re seriously committed to, then it could be a fun project.  I’d be happy to discuss it with you.   Jim Hill, RA, LEED AP Urban PIoneering Architecture
