Final Walk-Through
Expected to close on a house in 2 weeks. It’s been a decade since we have last gone through the purchase process and trying to figure out how people do the final walk-through. Do you generally hire an inspector? Do you do it on your own? When do you do the walk-through (morning of or day before?). Is the seller required to leave electricity, water and gas on until the final walk-through is done? Thank you all for your replies and happy holidays!

And, that all trash and debris were removed as the customary practice is that the house be left “broom clean” but not necessarily meticulously clean. One always hpers that the refrigerator isn’t nasty!

Usually, electricity and gas do not get turned off and the billing is just transferred to the new owner (which you have to call to initiate). The walk-through itself is just a formality to make sure nothing was destroyed since tou had your inspection and finalized your offer, to make sure everything promised is still there (appliances, light fixtures, Ac unite, etc) and, if any work was promised, that it has been completed. You can’t bring up new issues that would have been discovered on the first inspection.
