Brownstone Prices in Stuyvesant Heights

For that price range you will probably have to deal with some major issues like repair/replacement of plumbing and electrical etc.  There are some deals to be had if you are aggressive and use all avenues. It seems like there are a fair amount of homes here in the heights that are being listed through micro realtors(along with a lot of foreclosures).Very stealth. Like someone posted earlier, drive around the area you like and note the for sale signs with small realtors you have never heard of. These could be community based realtors that have family/friend knowledge of what is soon to be listed or waiting in the wings.       There is a small real estate/law office on Stuyvestant close to the Utica ave A stop.They post listings in their window.FYI-friends are moving to Halsey between Lewis and Stuyvestant and are paying around $750k for a four story, fully renovated brownstone. Be aggressive and you will find what you are looking for as did I.It seems like now is the time to buy as it is the only place in NYC you can buy a brownstone for under a million. Things are looking brighter by the day out here.

My husband and I are architects, and we drool over the houses in Stuyvesant Heights, and in Bed Stuy in general.  I’ve been scanning listings for some time now and I was wondering: Is it possible to find a fixer-upper brownstone in Stuyvesant Heights for around $500-600k?  Or am I just dreaming.  Most of the listings I’ve found in Stuyvesant Heights proper are quite ‘fixed up’ and are more in the $800k range.   I’ve been scanning the NY Times, Trulia, StreetEasy…Any other suggestions?   Also, any signs of prices going up or down recently?  Is now the time to buy or should we wait longer?  We’re looking for someplace to make a home, not a house to flip, but we also like the idea of our property value increasing rather than decreasing 🙂  as most people do!

It may be possible to find a small single family fixer upper for that price, but 2 families in prime Bed Stuy are tough to come by. There are a couple of listings in Bedford Corners (near the Nostrand A) that are probably guts and they are asking $650k ish. Prices are going up. Run. Don’t walk.

In Stuyvesant Heights, a house in that price range may not have certain common amenities, such as floors. We did see a few in that area when we were looking last year and they were in really sad shape. (more of a full gut rather than fixer upper).

 Inventory is low, and we’re on a pretty steady & slow trajectory back to peak (which was spring 08, I believe.) Don’t bet on getting a steal, as both broad urbanization trends and demographic shifts are working against you in the long term. If you can get financing on a fixer-upper, and can deal with the considerable headaches, it’s a good time to buy. And bear in mind that the lowest-priced brownstones are going to likely be SROs, possibly w/ rent-control tenants in place, and will be a legal and financing nightmare.

Thanks for the thoughts everyone- there doesn’t seem to be a huge selection of Bed Stuy or Stuyvesant Heights brownstones in general. Frederick Law Homestead, the link you sent doesn’t seem to work- do you have an address? I’m curious why Crown Heights North in your opinion has better short and long term prospects.  We were hoping for a 4-story, but a 3- story 1-2 family would work.  It’d be great to have another apartment for some rental income.

Sing up for propertyshark.com and look through the maps.  You will get a sense of the value of various blocks and price per sqft.  Streeteasy has some Brooklyn MLS stuff so it is a good start.  Trulia and Zillow are pretty useless in the city.  Don’t go to NYTimes if you are cheap.  It is rare but I know a couple who bought a house whose only listing was on Craigslist.  You also need to find the local agencies that don’t bother listing online.  Go around the neighborhood and look for tacky, ugly real estate signs and call those agencies.  HP Greenfield has cheap listings and an awful website.

Prices are definitely going to go up…..I would say if you find a good deal buy it now….the houses are drooling but stuyvesant heights this is pretty much the ball park ranges.
