Hello – a couple of questions regarding open houses in general and thoughts on the property itself and the area for those that have seen the house and know the area well. 1.  We have been looking in the Clinton Hill/Bed Stuy border for a 2-3 family for some time now.  Was really surprised at the large volume of people that showed up to the open house.  Would you attribute this to the location and quality of the property (I thought property was nice but not great) or the nice weather we had on Sunday? 2.  For those that saw the house and know the area well, any thoughts on the property?  Do you think it will get close to ask?  (i know that this was on the open house list last friday but i wanted to get specific dialogue going on this house).  A house on the same block sold for $721K in February of 2011.  I never went to see the other house that sold for $721K but from the pictures, i don’t think that they are that far apart.  Thanks in advance everyone!

Wasn’t there this weekend, but after doing many of those back in 2010 and 2011 i noticed that the open houses highlighted here on B’stoner tend to get swamped compared to most others.

I think it may be a combination of brownstoner and nice weather. I went to one on Gates a few months ago and there were a ton of people there. The house itself was blah, but the turnout was high (nice warm winter day and also open house pick).

Also the inventory of Brownstones near the A/C and S trains is very low this year.  I did go to the open house and was very surprised to see that all the people looking are people from other parts of the city.  There was 7 baby strollers parked out front.   I personally think it would be wiser to purchase on the other side of Fulton going North.

I’d second the comment about the inventory – we shopped for our house for almost 2 years before we found anything by the A/C train that wasn’t too far East.The area is developing in general and the notion that Bed Stuy is a great place to live is seeping slowly into the mind of the mainstream. It seems like it’s no longer just the “brave” buyer with foresight who is interested in Bed Stuy.
