Rental/Leasing Restrictions in Condos

Have any condos implemented any rental restrictions guidelines?  We find that all banking questionaires ask about the #/% of units owner occupied vs. investor/rental and understand that some banks won’t lend if there is too much of a rental saturation.  If so, do you have an attorney you would recommend for by-laws modifications?
