Neighborhood information - J Train Broadway & Gates

Hi There, I am presently living in North Williamsburg and looking to make the move east. I have spotted some cheaper and more spacious rentals at Gates nr. Broadway (J Train). I wonder if anyone could gie me their thoughts on the neighborhood – safety, ammenities, train issues, etc.  What is the going rate for 2-bedroom approx. $1000 sq feet. Also, any word on Extreme Home Group? Thanks, Mlss

We live in the area too. It’s fine though nothing like Williamsburg. The Bushwick organic farmer’s stand is Wed at the Gates stop. You have Mr Kiwi’s grocery at the Myrtle stop, Goodbye Blue Monday (bar, coffee shop) at Kosciusko, and a quite decent Asian produce place at the Halsey stop — as well as the Associated grocery a few blocks down Broadway. Agree two bedrooms and 1,000 square feet will run $1200 to $1500.

Joking aside Mlssa, when you go into anything with the flippers/developers that dizelmc81 noted, go into it with EXTREME caution, no pun intended. They are ALL shady. Dizelmc81 – I noticed in your own post that you are a first time buyer so this advice goes out to you as well. If you don’t believe me, here are 2 things: type in Massada in the search box of this site and see the numerous comments steering away from business with those guys. Secondly, out home in Bushwick was under Extreme Home and flipped by shady private developers. Today, we finished up 2 whole days of putting the electricity of our home up to code. One of many we are having to fix because of their shortcuts. Bottom line is, if you are dealing with any of these so called private developers, use your own inspector and mortgage personel, be thoroughly educated with your property and do your homework, come into it knowing there may be some surprises during your process. On another note, Jay from Massada left a note on our doorstep wondering if we ‘wanted to sell our home’. DOUCHBAG.

Extreme homes is a real estate, they sell in bed stuy and bushwick, i have dealt with an agent from there. you can buy a home with them, they get you tennants. they have their own finance people…. basically you are gonna get homes that were short saled…. they deal with private investors laying out their own money… and it is a tight knit circle,,, also you have massada homes and prime homes.. they run the market over there and have good stuff

We live in the area too and have never had any problems in the six years we’ve lived here. I use the Halsey stop on the J train and like it for all the reasons that dnk outlines.  Not too familiar with rents in the area though I hear that top floor apartments in many of the brownstones rent  for 1200-$1500.  I’m sure there some for around 1k too.   I’ve never heard of extreme, but there is a recent post asking about realestate agents in the area and someone recommends a couple local realestate agents Flateau and someone else.  It might be worthwhile to check with them.

Hi there,   I live on Decatur between Howard and Saratoga.  The J at Gates is my stop.   As far as safety, I have always felt comfortable in the area, night and day.     As for train issues, the J is great.  During rush hours, it goes express to/from Manhattan.   It’s usually prompt, usually clean, and there are often seats available.  Check out this page from the nonprofit straphangers campaign, which ranks the J/Z line as the “best of 18 subway lines” in the city: http://www.straphangers.org/statesub11/JZ.pdf   As for amenities:  there are decent grocery store options and a nice park nearby.  There are some fine dining options about 5 minutes away by bicycle in (more expensive) western Bed Stuy.  There are no terrific dining options right (say within a five minute walk of the Gates stop on the J) except for a nice Indian place on Decatur and Howard.   I don’t know what the going rate for a 2 bedroom of 1000 sq feet.  I have a tenant’s apartment in my house that rents for $1500/month.  It’s about 700 sq feet and is a one bedroom, but it includes tenant-exclusive laundry, garden access, and (if I may say so myself) it’s a pretty nice pad.  Like anywhere, I think prices will depend on the particular apartment.   I’ve never heard of Extreme Home Group.  Sounds extreme.   Hope that helps.
