With a budget of $300K, where would you look to buy?

I thought I would put this question to knowledgeable Brownstoners: If you were a single person looking to buy a studio or 1 BR apartment next year with a budget of $300,000, where would you look? I am not looking for the biggest possible space, but I do value proximity to parks/open space, subways, and good restaurants/bars. Since it won’t be the biggest space, I’d like the option of renting it out in the future (at least a decent chance). I am open to different building types (smaller old brownstones, bigger pre- or post-war apartment buildings…) but I work in building restoration (and my naivety is gone!) so overall condition of the building and building management will also be important. I’ve been focusing on Prospect Heights and Ditmas Park but have been reading good things here about Clinton Hill Coops and thought – what other places can Brownstoners recommend? Thanks, all.

I vote for Bed Stuy if you’re looking for an apartment. I have a response to a question that wasn’t asked. Where can you find an entire house for under $300k? I was looking recently and there were actually a few listings in East Flatbush (close enough to subway stops in Flatbush), a handful of bungalows in Sheepshead Bay and Gerritsen. Also, plenty in East New York and Canarsie. Obviously, Queens had the better value and I ended up with a 2 family in Rockaway for much less than $300k.

This is rather self-promoting, but I’ll be listing a 2-bedroom, 640 sq. ft. co-op in northside of Williamsburg soon in the price range. It’s HDFC, but the income restrictions are at the higher end. You can find several types of these apts in your price range in Williamsburg at this time.

Clinton Hill Co-ops is a great idea. If you can get a high floor one you will have great views, as people always say (rightly) the layouts are nice, and they present a great value buy. Awesome location as well. Especially if you are right at Lafayette and Clinton.

my understanding is that studios haven’t consistently held their value over the last 20 years. i would look at places where your budget could get you a 1-bed. greenwood? windsor terrace? gowanus? sunset park? there are other lovely less expensive neighborhoods but they don’t have access to greenspace and good transport.
