A hurricane-related question: Final walk-through scheduled right after the storm.

We are in contract on a woodframe house, scheduled to close next week. Of course we want to do a final walk-through of the place after the storm to check and see if everything is dry and in good shape. Our agent and the sellers’ listing agent are putting up a BIG fight to not have us see the property immediately after the storm (on Monday). Inspection showed no evidence of leaks, basement was dry as a bone when we’ve seen it… should we be worried? We have the right to do a walk-through, no matter the weather circumstances, don’t we?

Is it reasonable to do TWO walk-throughs? We close on Thursday. We are doing a walk-through on Monday, to assess potential storm damage, and then would like to do another walk-through on Wednesday to confirm vacancy. We are total real-estate virgins, so we are being very cautious and careful every step of the way. Our agent has been incompetent in many areas… which begs my next question: At this point, is there anything we can do to “fire” the agent, this close to closing? We are definitely going to file a complaint with his agency, but that may only be a slap on the wrist, and would happen after the deal is done.

Yes of course you can schedule a walk through just before close — ideally the afternoon before the close. If there is water in the basement after the storm, just know that many other houses are in the same shape. If you go a few days later and there was water, you will likely be able to see the dark spots where the water was. Hopefully your drains and sewage won’t overflow. But if they do, it’s about $200 to get the cleaned out, not a big deal.
