Hi All! I have a question for the plumbers out there who perform oil to gas conversions. We are working on trying to have the seller of the building we are purchasing remove the existing oil heat system and then we would take care of the conversion to gas. The current system has been deemed unusable by the home inspector. As a plumber who would be performing the conversion, would it be preferable to have the burner removed prior to conversion or remain in place for the plumber performing the conversion to remove? My thinking is that some existing connections may need to be carefully dismantled and fearful that an owner removing the boiler may damage salvageable/necessary connections. Thanks in advance!!

Your negotiation desire to shift some financial burden onto the seller is understandable, but in this case you would be better off with a cash concession. The removal of some physical equipment is non-skilled labor of very little value. The drivers of your installation expense will be equipment, labor, and regulatory. You will complicate that regulatory process by having removals performed by ??? The conversion process is clunky and circuitous. No vendor I have dealt with is interested in innovative approaches that you may conceive to save $$. The fellow who cuts up the oil tanks and certifies on his license that everything was done properly is unlikely to offer a discount for your (the seller’s) unknown efforts before he gets there. Whether you currently make steam or if your system is hydronic, the installing techs need to make extensive re-arrangements to follow the boiler manufacturer’s guidelines. Forget preserving piping that is there, and thinking that it is correct and reuseable. Typically the lowest bids are from contractors that either don’t know or care that re-connecting to old is rarely wise. Installing a new boiler is a long term leasehold improvement that if properly done will provide many years of efficient service. Don’t cheap out on this one time to do it right.
