What's the right source for
Hi. I can’t find the FAR (floor area ratio) listed on the NYC department of building’s website. I’ve been advised that PropertyShark, where I’ve seen that FAR is included for the paid version, is error prone and shouldn’t be trusted (and I don’t hve a paid account for it anyway). Where should FAR for a building be listed officially?

R6 can get you an allowable FAR of 2.2, 2.43, or 3.0 for Residential Use depending on the location and if you follow Quality Housing Regulations, and 4.80 of Community Facility Use. If you are looking for the building’s existing floor area, I wouldn’t follow ANY of those sites. Each time I look at those numbers, I find out later that they are wrong.

you can find it in a lot places. First, based on the property address you can look it up on the zoning maps- on the Dept. of City Planning’s website http://www.nyc.gov/html/dcp/html/zone/zh_zmaptable.shtml . Or the NYC map portal should give it to you as well http://gis.nyc.gov/doitt/nycitymap/ or oasisnyc.net . You always have to go to the zoning maps for the most up-to-date information. Oasis does a little summary which gives you the built FAR as well as allowable (admittedly these are not always 100% right, but it gets you started).

Unless it’s a new building, it won’t be listed anywhere (the only place you’ll find it is in a set of approved plans).
