question about status of permit via nyc.gov/bis site

hello i am in the process of trying to buy a coop apartment and the seller needs to retroactively get a permit for work they’ve done before the coop agrees to sell the apartment. according to the nyc.gov/bis site the permist says DISAPROVED. it was just filed earlier last week, the sellers real estate agent says that since its so early in the process, it hasnt even been opened yet. and since its not APPROVED, they just write disaproved. he assured us everything is going to plan,and since there were no comments on the permist page, it is proof that it hasnt been looked at yet. My lawyers are saying that this is no the case, that it has in fact been disaproved. my question for the forum is, does anyone know if the city lists everything as DISAPROVED before it has been approved, or rather that the permist has been disaproved. thanks mozzer

i just went thru this with a building i am looking at where the Letter of No Objection said Disapproved and was just that on 1/12/12\. the DOB web site also said disapproved. so this was true but not a big deal. it was disapproved because there was some paperwork missing. the builder provided the missing paperwork and a month later the buildings department approved the LNO. getting the Disapproved status reversed can be simple or a bigger issue depending on why it was disapproved in the first place. guess you’ll have to wait and see.

Disapproved means just that.  I was reviewed and found to be deficient.  The architect will make an appt to clear the comments.  Sometimes it can take a few weeks just to get an appt as DOB is way understaffed.  Ask to see a copy of the comments issued by DOB.
