Hi all, I joined the forum today in the hope of finding a supportive community that could help move my search forward. My husband and I’s projet is to get a 3 family in Crown Heights or Bedstuy. We have been looking for 6 months hearing that spring would bring more bouses on the market. It is now almost summer and there is just no inventory out there. Our budget is 700k, we are not scared of work needed. If you know/hear/own/sell/ or come accross any opportunity, I would be very happy to read about here. Thanks in advanced!

thanks a lot for the insights! truly, the area you are mentioning has not been part of our scope which might be an explanation to why we have visited so little. i will definitely look into it, walk around (trying not to look like those stressed-out couples that rush the neighborhood phone in hand, hunting…so my friend who lives there describes them!) and check flateau. it may just also be a sign that the area between franklin and stuyvesant is already “done” and new buyers have to place their efforts elsewhere. … now, before finishing that mail I went down and see Mr Flateau, the 4 family just went under contract, it was separated in 4 individual apts, one on each floor.

Agreed with mopar. A lot of the listings go to relatively unknown, local agents (presumably working for much smaller fees than the big guys?), and a sign up in the front yard seems to be the only way to find these properties. Then getting anyone to answer the phone numbers off the signs is a whole other hurdle, i found… but best of luck!

I wonder if maybe you are not looking in the right place? There are a ton of places for sale on just one street I walk down frequently, Decatur, from Saratoga to Stuyvesant. Most are not three families, however. Most are two families. My advice to anyone looking is to walk the area where you are interested. In addition, speak to the local agencies with deep roots in the area, such as Corley and Flateau. Fillmore is also worth calling. Also, just FYI, three families are much more common in Bushwick and Ridgewood. We wanted a two family and could not find one in those areas so ended up in Bed Stuy for just that reason. There was a beautiful original three family in excellent condition for sale on Decatur between Howard and Ralph last year, but I guess it sold or is off the market because I don’t see the sign any more.

Thanks for those 2 cents. You might have Some ??l??ment of answer here. In the meantime, the lack of inventories creates a climate of panic in the neighborhood and people will buy wrecks for much beyond what their value really is and this way create an artificial (yet very real) rise of the prices there! No panic for us though. Keeping calm looking out for the right home for our family! Any tips “bienvenus”!

Unfortunately, I do not have a lead for you. That being said, I really have noticed a real lack of inventory in Bedford-Stuyvesant, especially in the Stuyvesant Heights area. I am less familiar with the Crown Heights market. I wonder what’s going on. Are owners expecting that prices will rise in the neighborhood now that more restaurants and other amenities are coming and simply waiting before listing their properties? It does seem that there are a lot of buyers ready to buy if teh inventory was better. Just my two cents.
