Have you ever rented your space for a shoot?
As others have said, there are many different types of productions. Sometimes even corporate shoots rent locations. Those tend to be smaller and less intrusive. I would stay away from student films and no/low budget projects. Did the location scout offer any information about what type of project he/she was working on? Or was it someone who is looking to add potential locations to their portfolio? In terms of rate, it really depends on what your space has to offer. How noisy your surroundings are can also affect the rentability. For example, you’re next to the elevated subway tracks, or there is a large construction project next door would make your space less desirable for a film/video shoot. The spaces I’ve rented ranged for $500 for a kitchen in the Bronx used for 3 hours, to $5000 for a nice loft in Williamsburg (for a full 10 hour day, negotiated down from $7500). So it’s really hard to say what you’ll get know knowing what you have to offer or what type of project. Look through the old reno blog posts on Brownstoner. We were approached by a location scout to see if we would be interested in renting out part of our brownstone for a shoot. Does anyone have personal experience in doing this? Was it good, bad? Anything we should know? Also, what are average day rates? Thanks.

We rented out garden apartment for a shoot. It’s rough on the space – they moved all the furniture out and brought in their own. An antique desk was broken but they paid for the repair. I wouldn’t do it again unless the money was good. We definitely under charged.

I work in production and have filmed in people’s homes lots of times. You have to be super careful who you rent to (and the money has to be good). Make sure you hold a copy of their insurance policy and that you are listed as the additional insured. You may also be specific as to what parts of the house they can or cannot use (such as your bathroom). Also be specific about the time they will be in your house, and what penalties (additional payment) if they go over schedule.

It depends a lot on what kind of a production it is. The bigger the production; Tom Hanks, Sandra Bullock staring etc. depending on the uniqueness of your space it can be thousands of dollars a day, but of course your neighbors will never speak to you again! Blocks all around clogged up with idling trucks and no parking. A major TV commercial can also be quite lucrative and generally does not come with such a large entourage; but will often have weird clauses in the fine print; a coffee shop tenant of mine once contracted for a (V…zon) major phone carrier that had a last minute cancellation clause, they literally cancelled the morning of, when one of the big bosses showed up and said he did not like the space. My tenants had made arrangements to be closed for two days and they lost everything. Did not get paid a penny. Independent/ student films, the budgets are generally very small and have questionable insurance and resources to cover damages etc. Only you can decide if it is worth being inconvenienced, put out of your space for a length of time etc. If you were planning on renovating or painting anyway so were going to be inconveniencing your self…go for it. But if you have got your house to just as you like it, then no, this is not the way to show off your beautiful house without a huge payday. But remember you will P– off your neighbors, so you will owe them.
