illegal roommate advice
I rented an apartment to one individual in my rent stabilized building. He is the only name on the lease. He has taken in a roommate without my permission who is not a family member. What are my rights? Thank you

Any tenant including a rent stabilized tenant is allowed to have one unnamed person living with them. Be sure to never accept any rent from them, no money orders, no checks etc even if there is a reference of being on behalf of your tenant. If they want to be added to the lease you are entitled to get all the same ID and credit checks etc plus all the vacancie allowances for the new lease. But you do not have to add them if you do not want to. Your tenant is not allowed to charge their room mate more than the legal rent + 10% if furnished. And this additional person cannot be an AirBnB.
