Title search - Brooklyn property

Hi, I have bought a home in Brooklyn before and know that title insurance is required. However I would like to know the name of a reasonably priced title search company. I am looking into all kinds of properties, and it would be great to have a referral for a title co as an input to considering the purchase of a property (which may be a distressed sale). thanks

How can I do title searches on my own (I am looking at properties in Brooklyn) ? Is looking at ACRIS or Realtytrac sufficent to find the most up to date info on liens etc ? Can you recommend reasonably priced title search companies that cover Brooklyn ? Thank you.

A title search on ACRIS will reveal who owns a specific property and whether any mortgages have been filed. It won’t reveal whether there are any liens against the property, I’ve no idea where to find those. In any event, when you buy a property, it is absolutely essential to buy title insurance to protect you against superior claims to the title. For example, if the seller owes the federal government taxes, they may have filed a lien against other property the seller owns, but that lien extends to your property, whether filed or not, and the IRS will take the property, at least with title insurance you’ll be compensated for your loss.
