Although not specifically addressing your question and it may seem obvious, the shower stall needs to be sealed for the stream shower to function. What we discovered is that to dry out and avoid mold after every shower (steam or not), the glass door to the shower needs to be left wide open. For us, this is an issue given our small’ish bathroom. I have seen glass enclosures with a tilting transom window, of sorts, to vent the shower. It can be closed when you use it as a steam shower, open otherwise.   Also, our steam generator required a separate electrical circuit. They use a lot of power. Finally, a steam shower is used maybe 2 or 3 times a year. Unlike a working fireplace which people notice but also never get used much, I doubt think steam showers add value on resale.

Installing a steam shower during a gut renovation of a bath is fairly straightforward for any plumber and electrician that have installed them before. Added cost for steam generator, trims and labor is between 4-7k. You will need to make sure shower is fully waterproofed, ceiling is slightly sloped and that you have a good location for the generator that is accesible. Also add the cost of a custom shower door to the ceiling with a working transom (another 3k there)
