Seller stalling after buyer signed contract

This is the 3rd time we’ve gone to contract on a property and the seller is holding off on signing. All of these properties have been gutreno multi-family homes in Brooklyn(Bedstuy or Bushwick).. Once  the seller accepts your offer, and you sign the contract, and give them escrow money; are they legally obligated to sell you their property???

happen to me many times, I signed and bastards held on signing the agreed contract, they would argue with the contract for minor details for months etc… once agreed to everything on their terms, they held it for a month. Then they were like oh we are selling it to someone who made a cash offer.
I’m like bastards wasted my time and money etc… Once lol they actually called me back saying if i wanted the place, their buyers drop out lol. I’m like i had the higher offer and now you’re wanting me back? I didn’t bother to answer them. Another one I told them don’t even bother call me back unless you drop 100k, if the deal falls through. I follow it and deal did fall through. they didn’t call me back either cause :p they weren’t going to drop it by 100k lol.

A seller typically won’t sign until the escrow money has actually cleared.  Lots of scams out there with fraudulent checks.  If that’s not the issue then the seller is just holding off thinking a better offer is coming in.   Also, last week was Jewish holidays and that’s always an issue here in NYC!!!!!!!

This is exactly why going to contract should be done in unison, with lawyers.   Until they sign – they are not legally obligated to sell you the home, regardless of accepting your offer (it’s not actually “accepted” until they sign the transaction)   I make sure the money is in escrow with an independant escrow (which can be applied to any home i’m buying, just a matter of a form to be filled out) – and i don’t sign jack unless they’re right in front of me holding a pen as well.
