Washer/dryer for tenant?
Is it worth it to give the tenant their own washer/dryer? We’re renovating a small, basic apartment and may be able to squeeze in a stacking set. Can we count on getting a bit more rent and if so how much would you think? I don’t know if it’s worth it for an extra $25-50 a month but it would be for $75-100 because then it would pay itself off in about a year.

we did it and we’re getting about $100 a month in rent bump because of it, but I regret it for two reasons: one it removes a good closet and two, we can hear the washer running in our space below. Then again, if you have a 2-3 bedroom and looking for family, its probably more important. I put one in thinking it would keep tenants but we have same vacancy rate in W/D apartment as the one without.

I think it’s a great idea if you get “the right” tenants, meaning responsible ones. You need to take all the precautions in giving tenants a W/D…automatic shutoff valves and a pan underneath. You will definitley have your pick of tenants once they see this option.

I wouldnt do it. I would argue that you dont need the “marketing advantage” as one poster mentions. Apartments are renting in no time now, for the asking price. With the installation of a washer/dryer you also buy the need to maintain it and replace it if it fails once in place. Why not talk to a rental broker to really see if there is an upside. If you are in a rent stabilized situation, then you can apply for an increase in the base rent and ensure you get your money back (and more) over time.

Depends on the renovation. If it is a nice one, sure. If it is not, won’t help – most will pass it by, W/D or no. If you are doing a nice reno, yes. If you don’t have a dishwasher, fit that in first. Also depends on how close (and how decent) laundromat is, and how many flights of stairs to the apartment. Also depends on how much closet space you have…if not enough closets, I’d prefer the extra storage space over a W/D…W/D not as useful when you have no space to store any clothes or linens anyway. Picture yourself living there, and then figure it out.

as always it depends on where you are. if you’re in Cobble Hill / Fort Greene, I can get you an $100 for a washer dryer. If you’re in Bed Stuy, it’s probably worth $50 … however it’s not a simple calculation. You gain a significant marketing advantage since so few apartments have a washer. i recommend putting one in. It will make your apartment rent first.

small basic apt at low price point with no other upgrades might not bring an extra $100\.
