Tenant Screening companies?

I too am interested in something like this, but would love to hear from people who have actually gotten a hit on one of the checks, that they otherwise might have missed. I’ve used several in the past, and nothing was ever conclusive.   I did a better job myself, screening out tenants based on their basic info they could present, and also how they present themselves…  we’re not talking racial profiling here, but rather..  if you show up with scattered paychecks from several different employers, and no history or a scattered (unexplained) housing history..  i’m probably not going to chance renting to you.  Likewise, if you show up high/ drunk/hungover…  i’m probably not renting to you.  Since i live in the home where i rent these units  – i reserve the right to be picky, and consider it an interview.  If i wouldn’t hire you to work for me at my place of business..  i’m probably not going to rent an apartment to you for the same reasons.   So for me, i’d be interested in hearing experiences where any of these companies turned up something that you would have missed.. ie: a polished professional with all the right “stats” and a seemingly model tenant, and one of these companies found a major credit hiccup or criminal record, thus saving you from the risk.

Hey B’stoners.  I found a company on the Better Business Bureau’s website and things have worked well.  No membership fees and a check that include criminal, SSN verification, and credit was $25.  Their website is tenantreports.org  Thanks for all of the suggestions

I looked into Kroll thru the RSA too. The individual reports seemed well priced but the problem was that you’ll have a contractural obligation to pay fees to Kroll every year. So if you only need the checks once every couple years, it turns out to be very expensive. The service looked very robust but is designed for big landlords who do lots of checks.

I use Kroll – www.krollfactualdata.com – for resident qualifier / credit reports. I signed up through RSA –  members get a break and reports are inexpensive. Takes a bit of effort to get set up (a visit from someone who checks that you have a password-protected computer protected and a locking place to store reports, since they’ll have people’s SSNs, etc.)
Before setting up an account with Kroll I had saved a note – I think from answers to a similar brownstoner post a couple of years ago – with some other recommendations…
