Tenant complaining about dust

Hi all I am doing legal construction on a multifamily brownstone and have a tenant complaining about dust. The first time it happened we inspected the apartment and agreed to have our cleaning person clean for free. She insisted that we get a dust specialist and to appease them we paid $450 for a cleaning. She says tgat she has breathing problems and is very sensitive to dust. We also bought her plastic covers for her clothing and an air filter. The construction is mostly general but it seems like dust comes down from the ceiling or something. The tenant is again complaining about dust. We have offered to pay for a normal cleaning person ($100ish) but they again want a specialist. I get that the landlord is responsible for maintaing a habitable place but it shouldn’t be our responsibility to pay for some super crazy expensive service if a standard cleaning would be sufficient right?

The bottom line is you have to appease the tenant. One call to 311 will have DEP there which could result in hundreds of dollars in fines and because they are ridiculous with their inspections, it would take time and money to make them satisfied. You should do the regular clearing for the whole building. Have the contractor put up plastic sheet at doors to prevent dust leaving the work area and do a wet wipe down at the end of each work day. Probably also put one to cover the ceiling in their apartment to prevent dust from falling to the ground if its coming off the ceiling. Keep all receipts, names, correspondence and dates if you do get fined. These are the incidental costs when renovating while tenants are there.
