Pkg provision with a rental; bedbug disclosure

Hi,
New to Brooklyn rental market.  Several ?s; appreciate advice.

I was told that parking went with a rental, then when I was due to sign the lease, told that pkg was only “month to month,” then told (since this was a clear chg from the condition under which I left a deposit) that the landlord would allow the real estate agent to “draft” language providing for parking for me for the year to be “followed by the landlord’s parking lease” which made no sense given that presumably, the subsequent parking lease could present alternate terms and I could be stuck with an apt. that in fact doesn’t have guaranteed parking.

The first lease for the rental apt. was very non-standard, but then the landlord agreed to offer me a Blumberg lease.  That was fine but made me wonder what kind of landlord leaves out standard clauses like the landlord warrants that the place will be habitable and is free of health and safety issues.

Now about 1/3 of the units in the bldg are turning over (small bldg, but still seems odd to me).  Landlord is an LLC which I know can also be a red flag in some circumstances.

Bedbug disclosure was given to me unsigned and I was told that it would be signed by landlord only after I signed the lease.

All of these seem bizarre–including the agent bullying me–but they may also be typical.  I have no way of knowing except that my gut says something is up w/this building/landlord.  Certainly I have seen enough of the real estate agency’s tactics I wouldn’t go near them again but am trying to keep their behavior separate from signs that the landlord may be bad news.

Something is not right here.  Bedbugs are becoming epidemic and I would not consider moving into an apartment without a BB disclosure.

I can understand why LL wants the parking situation to be month-to-month (most small time LL parking arrangements in Brooklyn are this way) but the rest of it does sound rather suspect. Definitely do not sign a lease before the BB disclosure. That alone is a major red flag ( Have you checked the BB registry?) If you desperately need off street parking, search CL for a private garage in your desired neighorhood FIRST. After you’ve secured the parking spot, look for a decent apartment w/i walking distance. Apartments are much easier to find than off-street parking. Good Luck, BoD

I would not rent from them. Especially since he refuses to sign a bedbug disclosure unless you sign the lease. Sounds too shifty and unless he is willing to put your agreements in writing before you sign, I think you won’t be too happy with the results. Don’t let anyone bully you If they sound too overanxious that;s just another red flag.
