Landlords - thoughts on non-US/foreign tenant-candidates?

Dear fellow landlords, I’d like your opinion/suggestions on this. How do you feel about non-US tenants and have you had experience with them ? People who have arrived too recently to have a credit history, but are gainfully employed (more than 50x monthly rent in my particular case), often here on a work visa? What kind of documents do you suggest I request for the application, aside from letter of employment, paystubs, bank statements, proof of funds? If you were to ask for up front rent, how many months is reasonable? Thank you for your input in advance

Biggest concern would be turnover. Many are here on limited employment contracts. I rejected a UN employee who wasn’t sure he’d be in NYC for more than a year.

Over the years I have rented to many Foreign; non US citizens or Green Card holders. Yes, you get a copy of their letter of employment as well as a copy of their Passport & Visa. Along with copies of a bank statement. And check their authenticity. As for how much rent up front, it depends on their employment contract and visa length etc. I have never had a problem with any of them. It does help in getting them settled to give them everything they need up front: lists of how and where to get their utilities and accounts set up. (Americans often need this as well!) Many times the company that has hired them have people to do this for them but sometimes not.
