Hey gang, We’re considering buying a floor-through apartment in a brownstone. It’s cheaper than most because of its layout: the kitchen is in the rear room, far from the living and dining rooms. If we buy it, it would be with the intention of moving the kitchen to the “den” and thus creating an open kitchen/dining room/living room.  So, any thoughts on how much this will cost, ballpark? Nothing too fancy. We already have the appliances. We’ll have to take down one wall. The new kitchen is next to the bathroom, so water and waste shouldn’t be a problem. I guess we’ll probably have to hook up the gas, though.  Just trying to get a ballpark figure so we know how much to offer for the place…  Thanks!

For a very very basic kitchen, you’re looking at a minimum of 100K.  That’s if everything goes perfectly.  Nothing ever goes perfectly in old buildings.  You’d need at least a 50K contingency fund to add to that for the “surprises” that WILL happen.

Besides cost, if this is a coop, I’d be sure the coop board was on board with allowing such a change, if I was counting on making it, before I’d buy.  And, coop or not, I’d make sure it could be done (piping and all) without disrupting the floors below you.  Not saying it isn’t a good idea – I’ve been in many apartments (and owned one) where the kitchen was moved forward to be near the living and dining rooms, and it does make for a much better layout.  I’m just pointing out that it isn’t as easy as in a single family house, where there aren’t others’ opinions that have to be taken into account.  While I think you could do it for way less than 100K, others involvement can add to the cost.

Is this a ground floor apartment? It is harder to do this change without disturbing floors above or below. The kitchen in back is a standard older layout when the kitchen wasn’t the heart of the house like it is now. Can you move in and live with it for awhile before deciding if it is worthwhile to move the kitchen? You could explore the move while you learn whether it works first. I’m not sure if you need 100k for the move. So much depends on permitting and approvals and your choice of cabinets and appliances etc. but it will cost more than you think and take longer than you expect and be more painful than you might imagine. I’m adding a kitchen back now and know of what I speak.
