SRO Boiler Inspection Help!

We are having our boiler inspection in 3 days and want to be as prepared as possible. Can anyone help me with general building codes for a boiler room in an SRO? The boiler is in the basement with stone and cinder walls. However, the ceiling has exposed beams. Will I be required to drywall the ceiling to conceal them? How “fireproof” does the room need to be? Is a fire extinguisher required? Any info/advice is greatly appreciated. It’s a 4 story brownstone in Harlem. It will eventually be a two family, but it’s currently and SRO. THANKS! Edward

I would think you would take care of the obvious things firsts like having all the proper signs in place “key to boiler room” and have proof of inspections and registration posted… No exposed wiring or dripping leaky pipes. Have the room clear and free of all storage/flamable materials. A fire extinguisher and a bucket of sand wouldn’t hurt. Do you have all your CO detectors in the units? You can contact HPD for help.

Here’s some advice. The room needs to be 2-hour fire rated meaning you definitely do have to sheetrock or metal-coat the ceiling. No question about this. You need a door that swings out of the room, a boiler cut-off switch outside the room, fresh air for combustion with a heat actuated fire damper. The list goes on but it is different as usage of the building changes and what type of boiler you’ve got. The inspector will let you know if you’ve done anything wrong….unfortunately.
