Hi b’stoners, Checked archives and did not see this addressed. We are interested in creating an interior staircase from our parlor floor to the third floor to create a lower triplex with top floor rental. We’d like to do this opposite side of the house from the main staircase that goes from garden floor to top floor. We’d have to break the ceiling on our parlor in order to do this. I called Soxco and they don’t do this kind of work. Any recos? Have you done this and if so, what was the cost? What do you do with the beams where the opening is created? We had a similar situation and the general contractor made the hole. We ended up not putting a staircase in and opted to use the main stairs. I used soxco for the main stairs and they did very good work. You may need a contractor to make the opening and then hire a steelworker (we had planned to do steel stairs) or a place like soxco.

You will need to get engineer drawings and have an architect file it. You basically need to support all the joists that you will be cutting through to create the staircase opening, it is quite an extensive structural challenge, which is why you more often see people resorting to a spiral staircase (less joists to cut) if they really want that lower triplex configuration. It can end up being quite costly, to get it done properly.

That’s disappointing 🙁 I absolutely loathe those spiral staircases…they seem so dangerous not to mention aesthetically out of place in a brownstone. We are meeting with someone on Wednesday evening to discuss and certainly appreciate the info.

you don’t need to do spiral stair cases and yes I agree they suck. we had interior stairs installed between our 4th floor and 3rd floor by espinosa_edgar@hotmail.com (646) 932-0515 if you want to come and take a look we’re at the corner of Henry and Clark in Brooklyn heights. its only been in for a year but so far happy with the work. but yes resident2 is correct, you do need to do joist work and file (we used scott schnall) but in our instance well worth the extra effort.
