Zoning - Development - Greenwood Heights
Lots of that going on in South Slope and Greenwood. Values have caught up with the downzoning a decade ago and infill construction is hot again.
I can think of three ways to learn what the limits are:
1. Get good with a map and in reading the City’s administrative code. Zoning map will tell you the zoning designation for the site, City’s zoning resolution will tell you what is allowed.
2. Get professional help — architect or RE/land use/construction lawyer. Have them interpret for you.
3. call the community board, and ask for assistance.
You will want to know the floor area ratio (FAR) for the density of what is allowed, and the applicable height and setback restrictions.
You might also want to start thinking about how you will engage with the developer because you will want to make sure they work in a way that adequately protects your house. this does not have to be highly adversarial, but there are lawyers and engineers who have been th rough this many times in our area and it may make sense to figure out who your team will be, just in case you need them.

How can I find out what the zoning restrictions are? A lot next door to my house is being sold for development and I want to make sure I know what is permitted. Any info helpful. Thank you.
