Would this work? Has anyone did this before?
I’ve got a brownstone that is a 2 family. The first living area includes the ground floor and the middle floor then there is a top floor apartment. My question is would it be a smart move to make the ground floor into a garden apt with the backyard and then make the middle and top floor into a bigger apt which would be a kitchen, 2 full bathrooms, and 8 rooms? Has anyone did this before? Would it be weird to have the kitchen on the top floor of a living area?

Moving the rental unit to the garden level is done all the time both with and without permits (depending upon the C of O or lack of one). My building was switched that way. I added a deck to my parlour level with access to the garden. It’s a nice layout. I think it’s rarer to see the kitchen on the top floor though.
