Who to hire for dealing with leak in tenant bathroom due to rain?

op, i am watching this hoping someone can offer some suggestions beyond what i have said. the suggestions are not rolling in because the truth is even experienced people will have trouble with this unless it is raining. we hear stories that “they tried this and that and it took 5 tries to get it”. been there, done that –

you did mention the party wall. i know that you may think this is odd, for a garden level apt, but go back to the roof and look at the neighbor’s roof and where it joins the party wall and the flashing. look at the capstones. we do not have capstones here where i live, they fold the roofing membrane over the party wall. so check the joints in the capstones and check the membrane if it goes over the party wall. water can and will leak down and emerge stories below.

Please read what i wrote to someone else about leaks on another post a couple of days back.

The problem with leaks is finding them and sadley thr people working in specific trades these days have such limited understanding of anything outside of what they do that if you call a roofer about a leak and it is on the masonry, he will not find it. Vice versa, if you call a mason, he will not understand what is going on on the roof.

It is best you or someone in your family learn how to locate leaks and then call the trade to repair it. Also, you have a better chance of finding it because you are in your house at 10 pm when the rain begins to leak in.

and that leak can be coming in anywhere. i doubt it, it is probably coming in down by the garden level. but things can come in up top and travel down and emerge someplace else.

What is your house made of? If it is a brick house, could it need repointing? Or possibly you simply have a gutter that is full and overflowing, causing water to cascade down the back of the house. Easy fix there. Just clean out your gutter. You must find and stop the source of the water before you can repair anything in the bathroom. Good luck.

yes, check the gutter first. look at your roof first even if the leak appears in the basement or garden level. if you see something on the roof, you must address that before you begin looking at voids in masonry or at the back of the house as water can and will travel.

and do not think any one person will find this leak any faster than you can.

also, anyone looking to find a leak that may originate on the exterior of a home may wish to have a pair of binoculars. all homeowners should keep a pair around. i walked out of our house this past sunday and looked at the chimney and notice a bit of mortar has cracked and popped out. before i call someone, i am going to take a pair of binoculars and look at all of the mortar joints near that one just so i know a little more about what is going on.

Inspecting the envelop this way is something homeowners should be doing before calling pros for any exterior issue. all of us should be inspecting our facades with a pair of binoculars every fall and spring and if something looks a little different after the winter, a crack or loose mortar, there may be an issue.

op, if that bathroom is on the rear wall, check it from the ground up. even if it is not on the rear wall, if you have checked your roof and gutter and the joints along the roof and they look ok, take a look at the exterior wall of the house all the way to the top. even if the leak is in the basement.
