Is it just me or are all New York real estate brokers “seller brokers” and not “buyers brokers”.
We posted a FSBO for our 2br/2bth in Brooklyn Heights eg http://www.Bitly.com/135Henry-Zillow and have had 20+ brokers call and call say they think the price is totally achievable BUUUUT they want the exclusive listing rights…..but when you ask….do you have a buyer , no but will will list it on MLS and Streeteasy etc and guarantee to get you your asking price…. hmmm

We’re in contract now and worked with a buyer’s broker. It’s our first home purchase and I cannot imagine working without one. The problem is a ton of NYC brokers refuse to co-broke, so if our realtor reached out to one of them about a listing they would usually ignore him. There were a number of homes we wanted to see but were blacklisted from because we were working with a buyer’s agent. It’s insane, unethical, and from what I know pretty unique to the city.
They pitch it to sellers as being cheaper because they take a smaller commission (since they aren’t splitting it) but they literally turn away or flat out ignore perspective buyers. You also have the potential to have more problems closing a sale since the buyer doesn’t have anyone to guide them through the process. I had no idea before this and was surprised (but also not surprised) at how shady some brokers are.
Anyway, buyer’s brokers are out there! You do need to market things to reach them but I’m pr etty sure StreetEasy allows FSBO listings. If you do decide to use a seller’s broker, make sure it’s one who will co-broke.

guarantee you to get your asking price? lol. yes all fsbo will get lots of calls to list through them. it does seem to work quite a lot. buyers brokers will call if you explicitly say in the listing you will co-broke. if you won’t pay commission, brokers won’t show (because they need to pay the rent.) best of luck.
