What are the benefits of becoming a Landmarked District?
Landmarking does prevent someone from modifying the exterior of their property in a way that doesn’t conform to the historical context of the neighborhood. This prevents Brownstone street facing exteriors from having having an application of faux bricks or being painted in an outrageous color. There is added paper work and cost in owning a home in a historic district.

For many it’s a matter of pride, but beyond that, especially in a neighborhood of row houses, but in any relatively dense urban neighborhood, it prevents one’s neighbors from doing things to their houses that reduce the value of your’s.

yeah, basically robert scarano doesn’t show up next door to construct a monstrous eyesore. Also raises prices in the hood over time as square footage is mostly locked in, no tear downs and taller buildings. The ultimate NIMBY dream spot.

Unless a landmarked area is significantly underbuilt compared with allowable FAR/heightt and setbacks, landmarking does not raise values as a result of locking in square footage. If it raises values, it does so by locking in attractive architecture.

It saves you from neighbors with bad taste to certain point. It puts up the costs of maintaining your property and it adds more bureaucracy to trying to get anything done and so eventually it becomes a higher priced district.

I don’t think it necessarily raises values. Why are non-landmarked DUMBO and Williamsburg two of the highest priced neighborhoods in Brooklyn, per sq ft? Commute time is a far larger determining factor in determining price per sq ft. It’s becoming more and more THE factor.
Otherwise you would see a significant disparity in price per sq ft if you compared sales for instance in landmarked Park Slope vs non-landmarked Park Slope. I have’t seen evidence of that.

My Neighborhood in Kew Gardens, Queens tried getting the whole area landmarked to stop development from coming in. It didn’t get enough support and now we have crazy condos and rental buildings going up. I think it will actually raise the value of your property to not be landmarked because of the potential build able FAR. However, for those that value community and quite neighborhoods, living in a landmarked area will help to keep the vibe alive and well, instead of getting overcrowded and over developed.

That’s a shame Smuel, I know Kew Gardens well, having grown up in the eastern end of Forest Hills, just across Union Turnpike, and having worked in Kew Gardens for >20 years. I haven’t been there much lately, but remember it as a beautiful neighborhood very worthy of preservation.

Early landmarking of Stuy Heights didn’t move the needle until a lot later after adjacent areas had moved up.
Arrested development and increased maintenance deters buyers with less cash than sense. Eventually you get your ROI. Of course if you bought long ago–it’s gravy train.

It doesn’t really economically, it makes the cost and hassle of renovation exorbitant, it can prevent vacant lot lots commercial property and not worthy historic properties difficult to impossible to develop which can slow the areas appreciation. It can make some projects you may want to do impossible like adding an addition to the roof.
On the other hand it will preserve the exteriors of historic buildings and its true there are those that would tear down townhouses to build new condos. Personally I dont think the non historic townhouses in a historic area should be held to the preservation at all, but the type of people who get involved in politics are of course the meddling type
