A contractor will typically provide their expediter. I’m sure there are cheap contractors, no registration, no insurance, that will throw in new windows. You end up hurting the property value, and perhaps risking violations.

True, there are a lot of window-related posts. I have not seen one lately that specifically deals with the need for Landmark-appropriate window replacement–mostly just “this vs. that” vendor kind of questions. If I’ve missed one, please do point me in the right direction!

Landmark looks for period correct Windows, so on typical townhouse/brownstone buildings you have to replace the Windows with all wood Windows.
Most all wood window companies can pass with the addition of a exterior brickmould resembling the original.

Any Architect, or expiditer can submit window drawings to ladmark for approval, and just about any window distributer can recommend such a guy.

The most popular Windows seems to be Marvin Windows as they are the brand name. Marvin manufacture a Primed wood window which have to be painted on site. Downside is the constant (every 5 years or so) need to repaint.
Other examples of primed wood manufactures are:
Loewen Windows
Hurd/Sierra Pacific Windows
Lincoln Windows

Another options is a factory finished painted Windows.
Window come from the factory prepainted, and usually a 10-15 year guarantee.
Long term best way to go.

I recommend hiring an architect and starting with Marvin wood windows. I have done several dozen of these jobs.

You don’t need a DOB permit for window replacement, just one for Landmarks to approve the windows match the styling and historic research. I recommend starting with a contractor, such as Kilroy (architectural windows). Kilroy will then measure and estimate the cost of the project. Typically contractors work with an expediter/architect of their choice.

glarph–I’ve just read through some past posts in Doors and Windows and confirmed that there are a number that deal with this question. Unfortunately, (a) I can’t figure out how to send you links to individual Forum threads, and (b), they don’t necessarily have the word “landmark” in the title. I still recommend reading through to find them. There is a lot of worthwhile information, including experience with specific brands and contractors in addition to LPC process.
