Using Corcoran and Elliman: How important to use the big realtors?

Why not sell direct via Streeteasy/Brownstoner with a “buyers broker commission”
That way you are only paying half the commission etc.

I know when we sell our 2bd/2bth duplex in Brooklyn heights we will be listing it directly.

Any thoughts on how important is it to use the big realtors? If I was buying, I would look to them first, but I would prefer to use someone I already know.

Use someone who has a sufficient base and body of knowledge for your neighborhood. Many areas have neighborhood based realtors with deep roots and expertise in the area.
Someone who knows how to price, present, and list your property well. But if you are selling a $3.5M brownstone in the Slope or Cobble Hill, don’t use somebody’s brother-in-law who dabbles in Gravesend. As long as you have a good listing posted where people search, it doesn’t have to be one of the big players.

It is best to list with the best individual agent (not company) for what & where you have to sell.
Do not list with the agent that has rented your garden apartment for the past 5 years, or an agent that mostly sells condo’s if you have a 3 family Brownstone to sell. Also do not go with a Manhattan agent that does not know your neighborhood.
Choose an agent that has been in business for at least 10 years (full time) and knows your neighborhood inside out. If that is one of the big companies or one of the independents it makes no difference except if it is one of the independents make sure that they co-broke. Most high priced buyers come with buyers agents.
