Tenants and recycling
So we have tried multiple strategies for getting our tenants to recycle, but continue getting fines. We live out of the country, so this just complicates things further. I was wondering if any other absentee landlords that don’t have live-in supers have tried any effective strategies? I was thinking something along the lines of getting them to label their trash bags? Help!

Because I travel a lot and don’t want to have my tenants be responsible for dealing with the trash in my absence, I use Silver Brick Management. They take out the trash, separate all the recyclables and also take care of removing snow and leaves. Landlords cannot legally pass the cost of these tickets on to tenants. I know because I had a landlord who threatened to do this in my last building, even though it was not the tenants’ fault that the tickets were issued. I queried the issue and received a response from the NYT:

By going through the bags; there is always a telling clue. A discarded bill or envelope with the culprits name on it. The bag with beer bottles & cat litter. Only one tenant has a cat…

So we do have a rider in the lease, that isn’t the issue, identifying the culprit is the problem! How does a super help with this – How can he tell whose trash is whose?

I write in my leases the riot act regarding recycling as well as including the Dept of Sanitation web site. I make it clear that offending tenants get the summonses as added rent. If they continue to get summonses, I do not renew their leases. This is just one instance of being inconsiderate!
If you do not have a super that can check regularly to identify the offending tenant. Get one, they pay for themselves the way the City is thinking Landlords are an ATM.

I add a rider to the lease that tenants are responsible for keeping the front area clean & for complying w/ rubbish & recycling rules of NYC & are liable for any fines.

I am having the same issues, I tried putting signs near garbage and exit doors. Still no luck. Tenants are mixing bottles with regular garbage and cardboard boxes.
