Tenant Protection Plans & Inspections

This only applies to buildings over 3 units so most here may not need it but it’s something fairly new
that DOB started last year. Anyone doing an apartment renovation in a larger building definitely needs it. the link is to a DOB website with more info. https://www.nyc.gov/site/buildings/tenant/tenant-protection-plan.page Weekly inspections are required by an architect or engineer. Also, a form needs to be filed that is stamped and the person stamping the form can not do the inspections. So, you need 2 professionals. (one of them would probably be the architect of record) This adds greatly to the cost of construction and fewer people are getting permits because of it.

Hi there I have lots of experience and can explain the details if you need help. In most cases the architect of record will be TPP applicant who DESIGNS the written tenant protection plan. In multi family (developer style) projects you also need a special inspector for the weekly inspections. But this is very rare in single private owner apt renovations. I suppose it would come up if renovating more than 1 unit in a 3 family townhouse but still it’s pretty uncommon for the Brownstoner crowd.

Just learned the weekly inspections are not required for owner occupied units, i.e. condo or coop.
just owners of rental apartment buildings have to do it.

Unfortunately, after multiple jobs, I have noticed no safety improvements with this additional code. I don’t imagine the companies setting up 3rd party TPP agencies are concerned with this additional revenue stream. Otherwise, this might be a case of people with good intentions voting in ways that practically make NYC housing unnecessarily more expensive
