Is there a standard range of cost for an expediter for obtaining permits for an Alt-2 job?
Or just a standard cost in general for expediters?
Just wondering what to budget for that part of the reno.

It depends. Typically the architect hires the expediter unless the owner specifies one. Or the architect goes out to bid it.

A lower price might not be the best option. Som expediters provide ballpark pricing, but some projects have unexpected problems, then the price slow moves up.

My assumption is that the ALT2 expediting fees listed don’t include DOB fees, which expediters only mention last minute. They are a must, they’re difficult to estimate prior to filing at DOB as well.

I’d say $3000 to have it done right. That includes sign-offs, which some expediters fail to mention. If a job isn’t signed-off it may cause lower pricing when going to sell the property.

You need an architect. An expediter is just someone who goes to the department of buildings on behalf of an architect. Your architect can file an alt 2 online and the permits can be pulled online why do you want to hire an expediter? It truly doesn’t make sense. The only thing you need to go to the DOB for is to drop off a letter of completion at the end of the job, I pay an expediter 25 an hr should take 1 or 2 hrs. Expediters are an endangered species in NYC.

To elaborate the homeowner hires an architect or engineer. The architect or engineer may have expediters working for them. There is rarely a point in going to an expediter first that’s like calling a paralegal before calling a lawyer. The work is done by a licensed professional PE – Professional Engineer or RA Registered architect. An expediter’s function is to be an intermediary between the DOB and the professional. Basically expediters are there to do the back and forth at the DOB so that you do not have to pay your Architect or Engineer to stand on line. But more importantly many things to be done at the DOB are now done online and I am certain in a few years it will all be done online.

It’s worth noting that an expediter should also have very strong knowledge of current codes and can be a lifesaver if they actually know what they’re doing. Our (second) expediter was a godsend and saved us a lot of headache by knowing exactly what would and would not require an emergency filing versus a PAA.

In response to Carmen Yes you are correct an expediter’s knowledge of Code is worth nothing. If they were qualified on those matters they would be architects or engineers. Same as you would not go to a paralegal for legal advice you would go to a lawyer.

Jorge- our engineer and architect knew how to build the thing in the best way possible, but didn’t know the nuance of what specifically we should file (or more notably what we could get away with using a PAA for). Our expediter was able to answer those (and other) questions.

Ok i think we got a little off the point here. The question was about filing an alt 2. I file alt 2s all the time. I do them online, you do not need an expediter to do this, it takes me one hour to file an alt 2 online … I did one today. When doing an alt 2 the only thing I use an expediter for is to drop off the letter of completion when we finish the job because this cannot be done online so if I don’t feel like doing it myself or if i am too busy I send an expediter who I pay 25 an hour. So if it takes her all day (it shouldn’t take all day but if it does) 25 x 8 = 200 bucks on an alt 2. Unless there are violations that need clearing that is all you need to do at DOB to file an alt 2.
I think it is unfair to the client to pay additional thousands of dollars to an expediter because their architect or engineer wont learn how to file a job online.
