We have a small townhouse with very uneven floors -from 3″ – 5″ differences. We will be leveling the floors and putting in new floors. Looks like our first stair from parlour to 2nd floor will be much too short to the floor after the floors are leveled. Which will be unsightly, dangerous and not to code. How and when do we solve for this? Should we do the floors first, then take on the stairs? Any good case studies or work arounds to share? Thanks!

What has caused the floors to sag that much?
The fist thing is to stabilize the support beams, joists etc.
Then lay the whole new floor level and then build the staircase from the new level.
Just putting additional weight on a sagging floor to level it and then bodging the stairs will be a horrible waste of time and money, that will need redoing again soon.
Consult a couple of good construction carpenters that specializes in Brownstones/older townhouses for a clearer picture on what it will take to level the floors.

We don’t know the cause of sagging floors. But it is fairly severe. We are in fact leveling the floors by adding and repairing new joists where needed.
But agree with your assessment / steps – fix the joists to level the floors, replace floors…. then worry about stairs rebuild or repair.
