Sprinklers
Hi , do you need to install sprinklers when converting an SRO to 2 family? I don’t know the width of the street but would really like to avoid this if possible due to cost. Am getting mixed messages about this so wonder if anyone has been through this. Many thanks and apologies if this was answered elsewhere..If the answer is yes, how much generally does this cost? (4 story Brownstone)

Typically, when changing occupancy, sprinklers are required (even in a 2-family). However, as deboerarchitects mentioned, there are exceptions. Since you filed plans and got approval, your case is easy to answer. Just check the approved plans. Do they show a sprinkler system (existing or new)? If so, you need a sprinkler. If not, you’re in the clear. A new system for an entire townhouse is approximatley $50k but, again, the exceptions pop up here. In a 2-family you might be able to get away with only sprinklering the garden floor and run that off the domestic water supply. That would cost a lot less. You should talk to whoever got your plans approved for you. If they aren’t in the picture anymore, hire an expert. Trying to navigate this on your own isn’t worth it.

A couple of things don’t add up here. If you started with an SRO, there should aready be sprinklers installed. They are required in SRO’s. But, if you filed plans and they were approved by DOB, sprinklers would have either been required or not required by the examiner, prior to approval. If you are asking this question now “after your walls are closed off”, I assume you didn’t file plans/get permits. If not, why would it matter what the code requires?

Changing the C of O will do it, but there are exemptions. Yes, DOB is hot for sprinklers.

Can’t tell you if it will be required, but lately the DOB is forcing sprinklers on everyone. Cost is extensive because new water main is required, then ME to design system, then steam fitters to install.
